PCDC Boosts GO! HOME Incentives for 2026
February 27, 2026
The Phelps County Development Corporation (PCDC) is stepping up efforts to recruit and support home buyers by increasing its GO! HOME Program grants in 2026. The updated programs feature higher matching amounts, simplified naming, and a stronger focus on encouraging new families and workers to move to Phelps County.
“PCDC has seen tremendous success with the GO! HOME grants in previous years, bringing new residents into Phelps County,” PCDC Executive Director Jeff Hofaker said.
These updates make us even more competitive and ensure we remain a leader in rural workforce housing solutions.”
The GO! HOME Program continues to partner with local employers to help their current and future employees secure housing. With PCDC grants and employer matching funds, new residents could get as much as $10,000 toward the down payment on a newly constructed home, including new homes under construction in the Northern Meadows subdivision and new homes in the CREW subdivision or future subdivisions. The grants may be used to purchase single-family homes, townhomes, or condos.
Updated GO! HOME Programs for 2026:
GO HOME 1.0 – Self-Employed - Existing Home Purchase by New & Current Residents
PCDC will provide a down payment contribution to a self-employed or public employee to assist a current or new employee in purchasing an existing or new home. As with the other program, these grants must also originate through the business or public entity (employer).
- Up to $2,500 down payment assistance ($2,500 from PCDC)
- Available to current or new employees purchasing an existing home
GO HOME 2.1 – Existing Home Purchases for New Residents
To strengthen recruitment efforts, PCDC is prioritizing individuals moving into the county.
- $2 for every $1 employer contribution
- Up to $7,500 in down payment assistance ($5,000 from PCDC)
- Focused exclusively on new residents purchasing existing homes (or residents who have lived in the county for less than a year).
GO HOME 3.1 – Newly Constructed Home Purchase for New Residents
To encourage housing growth and attract new families, PCDC is offering its strongest matching level yet.
- $3 match for every $1 employer contribution
- Up to $10,000 in down payment assistance ($7,500 from PCDC)
- For new residents purchasing newly-constructed homes. The applicant must have left the county for more than a year or never resided in the county to participate.
All applications for the GO! HOME Programs must originate through local employers.
PCDC also offers up to $2,500 employer matching grants to purchase a mobile home.
The GO! HOME Program has already helped hundreds of people put down roots in Phelps County.
In 2025, PCDC awarded $71,500 in down payment assistance grants that resulted in 30 new residents and real estate sales of $4.2 million. Since the program began in 2017, PCDC has awarded $389,000 in GO! HOME grants. This program has helped welcome 325 new residents and encouraged $26 million in home sales.
“These updates are exciting and timely,” Hofaker said. “They position Phelps County as a growing, welcoming place for families, talent and opportunity.”
