New Homes on the Market Across Phelps County

Nearly a dozen new homes are for sale or will soon be for sale across Phelps County. The homes are the result of initiatives spurred by the Phelps County Development Corporation.
Bertrand
Bertrand Community Builders is finishing up work on a home that was moved from Johnson Lake to a lot at 213 Minor, where a dilapidated house was torn down. The new house overlooks the 1st fairway on Bertrand’s Hi-Line Golf Course.

The spacious home features 2,200 square feet of living space and two bedrooms and three bathrooms on the main floor. It has an attached two-car garage and modern finishes and siding. It was officially listed for sale in mid-September with an asking price of $334,900.
PCDC helped Bertrand apply for and receive $200,000 in grant funds from a rural housing grant to complete this home and two more. Bertrand Community Builders added $100,000 in matching funds.
Beverly Hansen, secretary of Bertrand Community Builders, said a second home is already scheduled to be delivered in 3-4 weeks. It is a manufactured home being built by Champion Homes in York and will be placed on a finished foundation (no basement) at 502 Mason Ave. It will feature three bedrooms and a two-car detached garage.
The 502 Mason Street home will be sold in the $225,000-$250,000 range. Pending no delays, Hansen said the home could be ready for occupancy by December 2025.
Bertrand Community Builders purchased three lots and combined them into two larger lots for this home and another manufactured home right next door.
“We are excited, and we are thinking that we will go ahead and build a third house right next to it,” Hansen said. It would also be a manufactured home, but would feature a different floor plan and design.
Bonna Villa Crew Subdivision
BonnaVilla, a division of Chief Industries, has completed building one new duplex (two units) in the CREW Subdivision on the northeast lots of Tenth Avenue.
Each unit is approximately 1,200 square feet on the first floor with two bedrooms and two bathrooms and an open floor plan. They have unfinished basements, giving future homeowners the chance to add value and equity to their home over time. Other features include a two-car garage for each unit; vaulted ceilings; tile backsplashes in the kitchen and bathrooms; glue-down vinyl tile flooring in the kitchen; bathrooms, and utility rooms; real maple cabinets in a latte stain; stainless steel kitchen appliances; white interior trim and three-panel white doors.

Ridder Custom Building
Joe Ridder of Ridder Custom Building is building a duplex on the west edge of the Crew Subdivision facing west on a corner lot. Framing was expected to be completed on the homes in early October, and they should be ready for occupancy by May 2026.
Each unit will feature 1,250 square feet on the main level with three bedrooms and two bathrooms, an unfinished basement, and a two-car attached garage. The homes are zero-entry, meaning no steps into the home. The homes will be energy efficient with 2x6 walls.
Ridder expects the sale price to be around $325,000. Units can be purchased at any time, and if purchased during construction, the new owners can have a say in the finishes.
Ridder said he decided to build the two spec units in the Crew Subdivision because PCDC made it appealing for builders with a “very reasonable” lot price. He also said there aren’t many lots left in Holdrege, so he wanted to take advantage of this opportunity.

Northern Meadows
Five new homes are currently under construction in the new Northern Meadows Subdivision located near Holdrege’s new baseball complex between 14th and 18th Avenues, the Holdrege Country Club golf course, the Don Sjogren Community YMCA, Hy-Vee, and Phelps Memorial Health Center.
The first five homes in the subdivision are sold, and the second five are under construction in various phases. Each home is designed for modern family living, offering 1,280 square feet of space, three bedrooms, two bathrooms, a two-car garage, and an unfinished basement. While the homes share a general design, they have unique rooflines, siding patterns, and garage placements to add variety to the neighborhood.

Once finished, the Northern Meadows subdivision will include 30 single-family homes.
In partnership with the City of Holdrege, $400,000 in grant funds and $200,000 in PCDC matching funds were directed to build Northern Meadows. Grant funds helped create streets, sewer, water, and lighting.
