New Subdivision Breaks Ground on Five Initial Homes

Residents looking for a new home in Holdrege may have one just in time for Christmas.
Construction began in August on the first five homes in Holdrege’s new Northern Meadows subdivision, which will eventually be a neighborhood of 30 new homes.
Dave Hegarty, CFO of R. Perry Construction, said the goal is to complete the first five homes on the south side of 16th Street by the end of 2024. Once two or three homes are sold, work will begin on the next two or three homes.
The ranch-style homes will be 1,280 square feet with 3 bedrooms, 2 bathrooms, two-car garages, and an unfinished basement. The houses will be similar with some variation in the roof lines, siding pattern and garage placement. Final home prices are expected to be between $285,000-$315,000, Hegarty said.
“These are A-Class lots,” Hegarty said. “They are very flat, are in a brand new cul-de-sac in a great location, and they are selling at less than value. It couldn’t be a better deal for those looking for a new home at a great price.”
Crews began with dirt work on in the new subdivision in March, and paving began in late April on new streets in the subdivision, which is located near the new Holdrege baseball complex between 14th and 18th Avenues. Street paving and infrastructure work was completed in early summer.
Community Capital Partners, LLC, is the developer overseeing the project. R. Perry Construction Inc. of Sioux City, Iowa, is the builder.

The Northern Meadows project is made possible through a Rural Workforce Housing grant, which was awarded to PCDC in May of 2023.
In partnership with the City of Holdrege, $400,000 in grant funds and $200,000 in PCDC matching funds were directed to build Northern Meadows. Grant funds will help create streets, sewer, water and lighting for the new area.
