New Chapter for the Brewster Building: Transforming a Historic Space

In 2022, Nancy Clark and her team at Dale Residences purchased the historic Brewster Hospital building on East Avenue, primarily for one key feature: the large parking lot.
"We were already deep into the renovation of the Dale Residences, and parking was a major limitation," Clark said. "By acquiring the Brewster parking lot, we were able to offer a huge convenience for both Dale and Brewster tenants."
Nancy is part of Christopher Hayden, LLC, which purchased the historic Hotel Dale in 2020. They have been renovating The Dale Residences over the past several years. The first and second-floor apartments and commercial spaces are rented, and they are awaiting construction of secondary fire escapes to rent floors three through six of that building.
The Brewster Building was built in 1928 by Holdrege’s famous flying doctor, Dr. Frank A. Brewster. When Nancy’s team took ownership, the top floor housed three apartments, but they were in desperate need of “big help,” she said.
Fast forward two years, and the first of those apartments has been rented after undergoing a complete transformation. The second apartment, freshly remodeled, is now ready for occupancy. The newly finished space boasts fresh paint, new carpet, kitchen and bathroom flooring, modernized light fixtures, new toilets, window coverings, and a completely renovated kitchen with new appliances. The apartment is fully furnished making it ideal for someone looking for a turnkey living space.
"We've made sure that every detail in this apartment reflects quality and comfort," Clark said. "The apartment is perfect for someone who works remotely, as one of the rooms is finished and furnished as an office. We've included everything needed to make working from home a breeze—Wi-Fi and Internet are part of the rent."
The spacious apartments in the Brewster Building range from 800 to 1,200 square feet. The largest unit, now available, could easily be converted into a two-bedroom space with an office. Tenants have the flexibility to enter the building from both the front and back, and adjacent parking is included, making it convenient for anyone living or working there.
For $1,600 per month, the newly finished apartment offers a blend of charm, functionality, and modern convenience.
"That price includes all utilities and furnishings, so it's a great deal, especially considering everything that’s already been done to update the space,” Clark said.
As for the rest of the building, it’s home to more than just apartments. Turner Technology operates in the front third of the building, and several businesses and individuals rent storage space in the building as well.
An office with a reception desk and waiting room, featuring custom-built walnut shelves, will also soon be available for lease in the Brewster Building.
"It's perfect for a law practice or a professional service business,” Clark said. “We’re happy to customize the finishes to meet the new tenant’s needs."
