Construction to Begin Soon on Five New Homes

Construction began this spring on the new Northern Meadows subdivision in Holdrege, and five new homes will soon be built on the property.
PCDC Executive Director Ron Tillery said the subdivision will eventually feature a neighborhood of 30 new homes.
Crews began with dirt work on the property in March, and paving began in late April on new streets in the subdivision, which is located near the new Holdrege baseball complex between 14th and 18th Avenues.
Community Capital Partners, LLC, is the developer overseeing the project. R. Perry Construction Inc. of Sioux City, Iowa, is the builder.
Dave Hegarty, CFO of R. Perry Construction, said the goal is to start building three to five houses in June with completion dates beginning in December and January. The first homes will be built on the south side of 16th Street.
The ranch-style homes will be approximately 1,200 square feet with 3 bedrooms, 2 bathrooms, two-car garages and an unfinished basement. The houses will be similar with some variation in the roof lines, siding pattern and garage placement. Final home prices are expected to be between $285,000-$315,000, Hegarty said.
“We have about 15 colors we have to choose from,” Hegarty said. “If potential buyers pre-purchase, they will have a chance to select colors and some potential upgrades inside.”
Hegarty said the goal of the project is to bring affordable housing to Holdrege.
“We are truly trying to keep the sale price much less than the market value of the home to allow people to be able to afford these,” Hegarty said. “The City of Holdrege has been a wonderful partner in this project and great to work with, so we are excited to start building these to provide great opportunity for the city.”
A groundbreaking will be scheduled in late May to celebrate the beginning of home construction in the new subdivision.
The project is made possible through a Rural Workforce Housing grant, which was awarded to PCDC in May of 2023.
In partnership with the City of Holdrege, $400,000 in grant funds and $200,000 in PCDC matching funds were directed to build Northern Meadows. Grant funds will help create streets, sewer, water and lighting for the new area. Hill Street, which was a gravel road on the east side of the new subdivision, is being paved as the entrance road to the new subdivision.
